As the property is offered fully furnished, the Tenant will be required to pay a security deposit of one month's rent ($4,200) to the Landlord upon signing the lease. This deposit will be returned to the Tenant in whole or in part after an inventory of the premises has been done between the Landlord and the Tenant, within 5 days before the end of the lease.

Repairs of appliances, heating systems and other items will be the responsibility of the Lessor.

The cost of repairing any damage, other than normal wear and tear of the IMMOVABLE, shall be the responsibility of Tenant.

It is understood and agreed by both parties that: -Tenant shall not have the option to renew or extend the lease under any circumstances. Therefore, Tenant shall vacate the IMMOVABLE at the end of the lease, no later than April 30, 2023.

-At the end of the lease term, the Tenant will be responsible for returning the property to the same condition as when moving in. A cleaning of the house will be done at the departure of the Tenant, the cost will be charged to the Tenant and will be deducted from the security deposit.
