The Tenant must return the property to the same state of cleanliness as at the beginning of the lease, except for normal wear and tear.

The Tenant agrees to make repairs of less than three hundred dollars ($300) for the duration of the lease. The Landlord shall be responsible for repairs in excess of three hundred dollars ($300) for the duration of the Lease, unless said repairs are due to the Tenant's negligence.

The Landlord is responsible for repairs to the heating system, air conditioning and appliances, except in the case of negligence on the part of the Tenant.

The lease will be for a non-renewable period of 12 months. It is understood and agreed between the parties that the Tenant will not have the right to renew the lease. Consequently, the Tenant must vacate the IMMOVABLE at the end of the lease, no later than September 14, 2025.

As the property is rented furnished, the Lessor reserves the right to request a security or guarantee deposit from the Tenant, all at its discretion. This deposit will be cashed by the Landlord at the beginning of the lease. It will be returned in whole or in part to the tenant at the end of the lease, following a walk-through with the Landlord.

House rules will be given to the Tenant when the keys are handed over; tenant must sign a document attached to the lease, attesting to the inventory of the premises, the list of furniture and inclusions.

At the end of the lease, a professional cleaning must be made.
